Project Description  Refurbishment of Two Storey Office Building for Central Independent Newspapers – Tamworth

The Objective
Our client occupied a building which was virtually a
“rabbit warren” of corridors and small offices, all constructed in blockwork. The objective was to re-design and re-furbish the entire building to create an open plan facility with cellular offices for the Directors and Departmental Managers along with glass fronted meeting rooms, and to link each department in such a way that the operational needs of the business, would be fulfilled and at the same time the ‘open’ aspect would facilitate the creation of a ‘team’ culture.

The Challenge
The client was publishing weekly newspapers and would
remain in occupation during the refurbishment works! This
meant that a “buffer zone” had to be created which would allow
a section of the business to decant into whilst the project was completed in phases.

The Solution
After much discussion with the client to fully understand the intricacies of the business and to appreciate where the major
Impact could occur, a critical path was formed and a plan was created to divide the project into 9 phases and a programme of works was developed alongside the space plan and interior design. Throughout the project period weekend working would be essential to
a) carry out demolition and removal of block work internal walls
b) Manage the decant and re-occupation of the various departments as the work progressed.

The interior design utilised colour in both the floor coverings and the wall coverings to create a thematic flow throughout the whole building and also with ‘impact’ colours at strategic points, the interior presented subtle areas of new interest as the users moved from department to department. The partitions for the cellular offices and meeting rooms were full height double glazed modules with integral micro venetian blinds. Full height doors in beechwood veneer with feature Central Independent News Tamworth - Cellular Officesglazed vision panels complemented the image of quality which the whole interior was to create.

The project was a total turnkey project for Roshal including the design and installation of air conditioning and heating along with high energy lighting with occupancy sensor switching. A full overhaul of the existing server room was also part of the package along with new CAT 5 e structural data cabling throughout.

Office furniture, seating and bespoke storage facilities were all taken care as part of our contract.

Under the CDM Regulations the whole refurbishment from design to complete installation was project managed by Roshal and throughout every single phase the programme targets were met and at the end of the project our record on accidents was NIL. Our client was extremely pleased with the performance of Roshal throughout the entire project and we have carried out similar projects for the Northcliffe Group in Derby, Hull and Malvern.
